The LTR Visa in Thailand: Requirements and Categories in 2026
The LTR, or Long-Term Resident visa, is a ten-year visa for wealthy foreigners and skilled professionals, issued by the Board of Investment. The requirements are high: income from 80,000 dollars a year or assets from one million dollars. In return you get ten years with multiple entries, one address report a year instead of one every 90 days, and tax relief for professionals. Processing takes about four months, and that is a comfortable stretch to spend in Phuket on a student visa.

The four LTR categories
| Category | Who | Main requirements |
|---|---|---|
| Wealthy global citizen | Investors | 1m $ in assets, of which 500,000 $ invested in Thailand |
| Wealthy pensioner | Age 50 and over | Passive income from 80,000 $ a year, or 40-80,000 $ plus 250,000 $ invested in Thailand |
| Work-from-Thailand professional | Employed by a foreign company | Income from 80,000 $ a year, or 40-80,000 $ plus a master's degree, IP or funding; the employer must qualify too |
| Highly skilled professional | Working in a BOI target industry | Income from 80,000 $ a year, or 40-80,000 $ plus a master's degree in science or technology |
Income is counted as the average of the last two years.

The requirement every category shares
On top of income you need one of three things:
- health insurance with coverage from 50,000 dollars;
- membership of the Thai social security system;
- 100,000 dollars in a personal account held for 12 months.
What LTR gives you
- ten years with multiple entries: five years plus a five-year renewal;
- up to a year of stay on a single entry;
- an address report once a year instead of every 90 days;
- for highly skilled professionals, a work permit and 17% tax on employment income;
- visas for a spouse and children under 20.
Only highly skilled professionals may work for a Thai employer and pay the 17% rate. Remote workers work for a foreign company only.
Cost and timeline
| Stage | Time |
|---|---|
| BOI approval | About 2 months |
| The visa in person in Bangkok | 1-2 weeks |
| The visa by e-visa | 2-4 weeks |
| In total | About 4 months |
The government fee is 50,000 baht per person.

Where to live while your application runs
Four months of processing does not fit into a 30-day visa exemption. While the BOI reviews your file, you need legal status.
A student visa covers that period completely: six months with no money requirement, from 27,200 ฿ with every extension included. You go through BOI approval at your own pace and collect your LTR without a single visa run. What is in the price is set out in how much a student visa costs, and the four packages are under prices.
Summary
The LTR is a ten-year visa for investors, retirees, remote workers and highly skilled professionals with income from 80,000 dollars a year or assets from one million dollars. The fee is 50,000 baht and processing takes about four months. In return: multiple entries, an annual report and 17% tax for professionals.
